Terms and Conditions of Stay at LOCAL Coliving & Working Spaces.

Welcome to Local Coliving – your trusted choice for coliving spaces, PG accommodation, and shared living spaces in Bangalore. By booking, staying, or participating in our community events, you agree to comply with the following Terms & Conditions. These guidelines ensure a safe, respectful, and enjoyable living environment for students, working professionals, and our entire coliving community.

1. Booking & Payment Policy:

  • Reservations are confirmed only after the full booking amount or required deposit is received.
  • All bookings are subject to availability and processed on a first-come, first-served basis.
  • Monthly Rent and security deposit are collected in advance as per the agreement.
  • Late payments may incur penalties, and failure to pay after the grace period (15th of the month) may result in eviction.
  • If any promotional offer is applied, the respective offer terms will also apply.

2. Cancellation & Notice Period:

  • All cancellations before check-in will result in the loss of your security deposit.
  • Cancellations made within 7 days of the check-in date will result in forfeiture of the full month’s rent.
  • A mandatory 30-day notice before check-out is required, submitted via the Local Coliving App.

3. Resident Responsibilities:

  • Maintain cleanliness in both personal and shared living spaces.
  • Respect fellow residents, staff, and community rules on noise, guest policies, and event participation.
  • Use amenities responsibly and report damages promptly.
  • Avoid hanging wet clothes on balconies; use designated laundry areas.
  • Use water and electricity judiciously. 

4. Visitors Policy:

  • Visitors are welcome during designated hours with prior intimation to the property manager.
  • Overnight stays require prior approval and may incur an extra fee.
  • Entertaining guests without proper check-in and payment is prohibited.

5. Safety & Security:

  • Local Coliving is not liable for loss, theft, or damage to personal belongings. Store valuables securely and consider personal property insurance.
  • Residents are responsible for locking rooms and taking basic safety precautions.
  • Hazardous items, arms, ammunition, and substances prohibited under the Indian Penal Code are strictly forbidden.

6. Code of Conduct:

  • Smoking and alcohol consumption are strictly prohibited in common areas.
  • Harassment, violence, or any unsafe behavior towards co-residents or staff will result in immediate termination without refund.
  • Noise levels should be kept low to maintain a peaceful environment.
  • Fixing hooks, drilling, or damaging walls/furniture is not allowed; repair costs will be charged to the resident.
  • Pets are not allowed in any Local Coliving property.
  • High-load electrical appliances that may cause short circuits are prohibited.

7. Maintenance & Refunds:

  • Maintenance charges: ₹1,000+Taxes for stays up to 6 months, ₹2,000+Taxes for stays above 6 months.
  • Security deposit refunds are processed via NEFT within 30 working days after a successful property inspection.
  • Any damage beyond normal wear and tear will be deducted from the security deposit.

8. Connectivity & Facilities:

  • Residents enjoy access to high-speed WiFi, fully-furnished rooms, and well-maintained shared areas.
  • Facilities include laundry services, community lounges, co-working spaces, and curated events to enhance the coliving experience.

9. Modifications:

Local Coliving reserves the right to modify these Terms & Conditions at any time. Please revisit this page regularly to review the latest updates.
